Deposit: An advance payment equal to 50% of the reservation total is required at the time of booking if booked sixty-one (61) or more days prior to your arrival date. If the reservation arrival date is sixty (60) or less days prior to your arrival date, payment will be due in full at the time of booking. The advance payment will be applied towards the reservation total of the home and is not a damage deposit. We accept American Express, Visa, Mastercard and Discover cards.
Balance of Payment: The remaining 50% of the reservation total is due sixty (60) days prior to your arrival date if not already paid in full.
Cancellations: A thirty-one (31) day notice is required for cancellation. Cancellations which are made thirty-one (31) or more days prior to the arrival date are subject to a reservation cancellation fee of $95.00. If the cancellation is made within forty-eight (48) hours of the initial booking, the cancellation fee will be waived. Cancellations or changes that result in a shortened stay made thirty (30) days or less in advance of the arrival date forfeit the full reservation total.
Travel Insurance: Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for the loss of prepaid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. Trip Cancellation and Trip Interruption coverage is available for events such as a sickness or injury of yourself, family member or traveling companion; flight delays due to adverse weather; interruptions of road service; terrorist acts; and mandatory evacuations. The plan also includes other valuable coverages such as Medical and Dental, Baggage, and Emergency Assistance and Transportation in addition to useful services such as identity theft, concierge and 24/7/365 emergency assistance. We strongly recommend you purchase this valuable protection. Pets: Pets are strictly prohibited in all units unless expressly noted otherwise. Violation of the no pet policy will result in a $600.00 additional cleaning fee along with the cost to repair any pet related damages.
Smoking: Smoking within the property, including the garage, is strictly prohibited and will result in an additional $600.00 cleaning fee to remediate the home.
Authorized Use: Guest will not use the property for any purpose other than as a vacation rental and will comply with all known laws, rules and regulations during their stay. Events and large parties are prohibited.
Maximum Occupancy: The maximum occupancy of each property is limited to the maximum number of people the home sleeps as specified in the property description. The presence of additional guests staying overnight at the property will result in immediate dismissal from the property with no refund of reservation total.
Damage Protection Insurance Plan: A $69.00, non-refundable damage protection insurance plan is available for all reservations and pays a maximum benefit of $3,000.00 to cover unintentional damage to the rental unit interior, provided that the guest discloses the damage to Ascend Properties prior to departure. If you select the Damage Protection Plan any damages exceeding $3,000.00 will be charged to the credit card on file. If you do not wish to participate in the Damage Protection Plan, then a damage deposit of $1,500.00 will be applied to your credit card and refunded within 7 of departure if there is no damage to the unit.
Check-In: The check-in time for each property is 4:00pm MST on the day of arrival.
Check-Out: The check-out time for each property is 10:00am MST on the day of departure.
Noise Disturbances: All guests agree not to cause excessive noise that may interfere with surrounding properties and occupants. Failure to comply may result in guests being asked to vacate the property and guest will forfeit the full reservation total.
Alterations of Property: Guest agrees that they will not make any alterations to the property, including rewiring or reorganizing wires and electronic equipment, moving art/décor/furniture, or using fasteners to hang items from the wall or ceiling.
Wireless Internet/TV Service/Landline Telephone: Guest acknowledges that these services are considered a luxury and that no refunds will be given as a result of these services not working during a reservation. Ascend Properties will do everything within their control to ensure that these services are fully functioning for each reservation.
Mid-Stay Housekeeping: Prior to arrival each home will be fully cleaned and stocked with linens and towels. If additional housekeeping is requested during a reservation it is subject to availability and advance notice is required. There is an additional fee for mid-stay housekeeping services.
Hot Tub Use: Guest acknowledges that hot tubs are considered a luxury item and that no refunds will be given as the result of a hot tub that is out of order during a reservation. Ascend Properties will do everything within their control to ensure a fully functioning hot tub for each reservation. Hot tubs are to be used at the sole risk of the guest. No child under the age of 13 should use the hot tub without strict adult supervision. Use the provided chemicals only as instructed as serious injury could occur from an over or under treated hot tub. Guest is aware that the patio and/or surrounding deck could be dangerous due to possible icy conditions.
Due to the fact that hot tubs are drained and refilled after every guest stay it is possible that the hot tub may not be up to temperature until later in the evening on the day of arrival. Guest agrees to ensure that the cover is closed and secured whenever the hot tub is not in use. If at any time the hot tub water appears cloudy, dirty or otherwise in need of attention the guest agrees to call Ascend Properties to report the issue immediately and cease use of the hot tub until the issue has been resolved.
Fireplace Use: Guest agrees to only create and maintain a reasonable fire within the fireplace in order to avoid fire danger and potential damage to the fireplace unit. Ensure that the flue is open prior to starting any fire within the fireplace.
Weather Conditions/Ski Access: Ascend Properties cannot be held liable for snow conditions and availability or unavailability of ski access and will not be responsible for issuing refunds as a result of poor conditions. We highly recommend travel insurance to cover you in case of highly abnormal weather conditions.
Parking: The number of vehicles allowed is limited to the number of available parking spots stated in the home listing and within designated parking spots only. If your rental home requires a parking pass they will be provided at the home upon check-in and all guests agree to display the pass at all times during their stay. Please leave all parking passes in the kitchen of the home upon departure. Failure to leave the passes upon departure will result in a fee assessed by the properties HOA.
